Run a conveyancing transaction
Open the transaction on a conveyancing matter and work it from the searches through execution, stamping, registration and completion, with its AML checks and client updates.
A matter of a conveyancing kind (a sale and purchase, a grant or assignment of a lease, a sublease, a mortgage, a deed of gift or a release) carries a Conveyancing tab. It holds one transaction over one or more properties from the firm's property register.
Open the transaction
A matter made with its transaction opens it at once. One that opened without (from an enquiry, say) shows Open the transaction on its Conveyancing tab: choose the side the firm acts for, the price or, for a gift, the value duty is assessed on, a lease's term, rent and premium, and the property.
Acting for both sides needs a reason; the firm's setting says whether it is allowed at all (L.I. 2423).
Overview
The overview reads the transaction's facts, what stands before each stage ahead, its properties and what burdens them, the key dates, a linked transaction (a chain, a purchase with its mortgage, back to back), the money held in client account against what completion needs, and the risk flags.

A stage move is refused with each thing that stands in its way named. Where a rule may be passed (open requisitions, article 266, enhanced due diligence), Ask leave sends it to the responsible partner's approvals.
Prepare the quote works out the professional fee from the matter's scale or fixed fee, the tax on it, the stamp duty and each disbursement the firm's rates expect, and prints it as a letter on the firm's letterhead.
Due diligence
Record each search with its fee, then its result; an adverse result says what it found. Record the fee as a disbursement through the usual disbursement rules. Raise requisitions on title, record their answers and mark them satisfied. Ask for the consents the kind of matter requires and record each answer.
Deeds
Draft each instrument and open its page to add its parties, then record its execution, the oath of proof, its submission for stamping (the firm's estimate of the duty is worked out then), the Land Valuation Division's assessment, the payment and the stamping, and the lodging for registration with every step the registry takes. A query is answered on its step. An instrument kind the firm's electronic signature setting excludes is never offered for e-signing.
Completion
Draft the completion statement and edit its lines on their own page; apportion an outgoing by the day with the calculator. Record it sent and agreed (an agreed statement never changes), record the request for the funds, and name each payment out of client account against the statement once the client account voucher is made.

AML
Each flag (a politically exposed party, cash over the threshold, a foreign party, a value far from the assessment, a third-party payer, a rapid resale) reads with its reason and offers Raise a concern. Each client's source of funds for the matter and their enhanced due diligence reviews are recorded here; both are required before Execution where the law asks for them (Anti-Money Laundering Act, 2020 (Act 1044)).
Milestones
When the transaction reaches a milestone its kind of matter tells the client of, the fee earner finds a prepared update in their email drafts to review and send. Nothing goes to the client without a person sending it.
